Pressure washing for Kyle's newer subdivisions

Kyle had about 28,000 people in 2010. It has roughly 70,000 today, and the census ranked it among the country's fastest growing cities. That growth arrived as subdivisions. Waterleaf, Hometown Kyle, Cypress Forest, Anthem and 6 Creeks all filled in over that stretch.

Builder exteriors here run to stucco, stone veneer, fiber cement and brick. Lots sit close together, so side walls stay shaded through most of the day. Shade plus Central Texas humidity grows green algae and mildew on those walls. You usually spot it first on the north side of the house.

Kyle sits right on I-35, about 22 miles southwest of downtown Austin. Homes near the frontage roads catch traffic film all year. The city road bond added eight projects across about ten miles of Kyle streets. Bunton Creek Road and the Kyle Parkway extension are both open jobs.

Kyle sits where the Edwards Plateau meets the Blackland Prairie, and I-35 runs near that line. West of the highway the ground is limestone and caliche. That pale dust settles on siding, glass and concrete and dulls the color. A wash lifts it off and the surface reads clean again.

Black streaks on Kyle roofs come from Gloeocapsa magma. The bacteria feeds on limestone filler in asphalt shingles, so Central Texas suits it. Streaking usually starts on the shaded slope and spreads down. Roof age matters less than shade and humidity, so newer subdivisions get it too.

Live oaks and cedar elms drop steadily around Kyle. Ashe juniper pollen coats exteriors in December and January, and oak follows by late March. Gutters near mature trees pack with leaf mat and grit, then overflow, soak the fascia and stripe the siding below. Gutter cleaning here means clearing the runs and flushing the downspouts.

Kyle's commercial side grew along with the housing. Retail at Kyle Crossing and the I-35 frontage strips see heavy foot traffic. So do the medical offices near Ascension Seton Hays.
