New Braunfels Utilities blends water from several sources. Canyon Reservoir supplies about a third of it. The Edwards and Trinity aquifers together supply about another third. Both of those aquifers sit in limestone, and limestone loads water with calcium and magnesium.
The utility has published an average hardness near 15 grains per gallon. Water above roughly 10 grains per gallon is rated very hard. That is why glass in this town spots so fast. Sprinkler heads throw droplets onto the windows, the sun dries them, and the minerals stay behind. Plain soap and water smears that film around instead of lifting it.
Our window cleaning takes the glass, screens, tracks and sills, then finishes with a spot free rinse. The same minerals leave a chalky haze on light stone and stucco under the windows. That haze comes off during a house wash.
New Braunfels averages close to 36 inches of rain a year, and summers stay humid. Comal Springs runs about 74 degrees year round and keeps the air along Landa Park damp. Shade from live oaks holds that moisture against the north side of a house. Green algae and mildew take hold on siding first, usually low and in the corners.
Roofs show a different problem. The dark streaks running down shingles are Gloeocapsa magma, a bacteria that feeds on the limestone filler in the shingle. It spreads on the wind, so one slope of the roof usually looks worse than the rest. Homes under heavy oak cover pick up moss and lichen too.
High pressure strips granules off shingles and drives water under the courses. Roofs here get low pressure instead. Our roof cleaning carries detergents that kill mold, mildew and algae at the root. The growth dies off instead of getting blasted loose. The same gentle approach works on stucco, fiber cement and painted trim.
Growth in New Braunfels gets measured in whole subdivisions. Mayfair covers roughly 1,900 acres north of town along Interstate 35. Veramendi runs about 2,400 acres off Loop 337. Meyer Ranch adds around 700 acres out Highway 46. The city counted just over 90,000 people in the 2020 census. It has kept landing on national fastest growing lists since.
All that construction throws pale limestone and caliche dust across everything downwind. It settles into the pores of a driveway and leaves the concrete looking flat and gray. Live oaks add a second layer, dropping tannin, sap and pollen that stain a patio brown. Pool decks in the shade go slick with a thin green algae film.

The housing stock here pulls in two directions. Oak Run and the older streets near Landa Park and downtown have mature trees. Decades of growth sit on their shaded north walls. Veramendi, Mayfair and Voss Farms are much newer. Their stucco and fiber cement still carry construction film and fresh dust.
Out on the acreage side the lots run big. River Chase sits off FM 306 on one to five acre homesites with a private park on the Guadalupe. Copper Ridge and Vintage Oaks are similar, spread out under cedar and oak on the Highway 46 side. Havenwood at Hunters Crossing and River Place at Gruene fall between the two. Most of these subdivisions run an HOA or a property owners association. The city does not enforce deed restrictions. Those letters come from the association, and a wash usually settles the matter.
Gruene and downtown bring the commercial side. Gruene Hall opened in 1878 and the district went on the National Register of Historic Places in 1975. Tubing season moves hundreds of thousands of people through town every summer, and Wurstfest fills November. Storefronts, patios and entries take a beating from that traffic.
