Most San Antonio concrete carries several problems at once. A gray dust film from limestone and caliche settles in, heaviest near new construction on 281 and I-35. Black and green growth takes hold wherever the slab stays damp and shaded. Then there are the spills.
Oil and transmission drips soak deep into the pores. We pre-treat them with a degreaser and give it time to work. Fresh spots usually lift. Old oil that sat for years often lightens instead of disappearing, and we say so up front.
Two more stains show up all over the corridor. Live oak leaves and acorns leave dark tannin blotches under the canopy. Sprinkler water carrying iron paints orange rust arcs where the heads hit the slab. Dark drip lines along one edge often trace back to gutters that overflow.
The wash starts before the water does. We sweep the slab and look at what is actually on it. Stains that need a head start get their pre-treatment first, so the cleaner has time to break the bond.
Then the surface cleaner goes down. It is a round hood with spinning jets under it, and it cleans a wide band in one pass. That is what keeps the slab one even color. A wand alone leaves the zebra stripe look, light and dark bands across the concrete.
The wand comes back out for the parts a hood cannot reach. Edges, control joints, steps and the strip against the garage door get worked by hand.
