Window Cleaning in San Antonio, TX

Window Cleaning · San Antonio, TX

Exterior window washing for one and two story homes

Our window cleaning service takes care of the outside glass on your home. We wash the panes, then clean the screens, the tracks and the sills. San Antonio sits on limestone, and the water here is hard. That is why glass in this area spots so fast.

You notice it most when the afternoon sun hits the windows. There is a gray film on the glass and a scatter of white spots. The screens hold a layer of pollen on top of that. Many people book it with our house washing service so the whole exterior matches.

What We Handle

  • Exterior glass washed on one story and two story homes
  • Hard water spots treated on glass that sprinklers reach
  • Screens taken out, washed, and set back in place
  • Window tracks brushed out and sills wiped down
  • Frames wiped clean around the edge of the glass
  • Upper floor windows reached from the ground with professional equipment
  • A final rinse so the glass dries clear
  • Free estimates for residential and commercial properties

Hard water spots are the big window cleaning problem here

San Antonio draws its water from the Edwards Aquifer, which is limestone. The San Antonio Water System lists the hardness at 15 to 20 grains per gallon. Wells out in the Hill Country pull from the Trinity Aquifer, and that water is hard as well. All of it carries calcium.

The spots form when that water dries on the glass. Sprinkler heads aimed at the house are the usual cause. Every cycle leaves a little calcium behind and the sun bakes it on. Rain running off a dusty roof edge leaves its own streaks on the glass below.

Fresh spots lift with a cleaning solution made for mineral deposits. Older spots take more work. Minerals that sit for years can etch into the glass, and etched panes may not come fully clear. We look at your windows first and tell you what we see.

Screens, tracks and sills are part of the window washing

Clean glass still looks dull behind a dirty screen. The mesh catches cedar pollen in winter and oak pollen in spring. It also holds the fine limestone dust that blows around new construction. We take the screens out and wash them, then set them back in the same openings.

Tracks fill up with grit and dead bugs. Our humidity turns that mix into a dark line along the bottom of the frame. We brush the tracks out and wipe the sills down. The frame edges around the glass get wiped at the same time.

Screens in shaded spots pick up mildew during our humid summers. The mesh stays damp, and the trapped pollen gives mildew something to grow on. Washing them clears that out and lets air move through the mesh again.

Window cleaning services across the San Antonio corridor

We are based in San Antonio and work about 30 miles out. That takes in north San Antonio, Stone Oak and the Timberwood Park area. It also covers the Hill Country towns and the I-35 corridor toward south Austin.

Most people pair the glass with other outside work. Doing it alongside a soft wash of the siding saves a second visit. Glass under a packed gutter line keeps getting dirty, so people often add gutter cleaning to the same job.

Storefront and office glass runs on its own schedule. That work lives on our commercial window cleaning page. For a home, call or text (512) 905-8038 and we will set up a free estimate. Services start at $299, and financing is available on larger projects.

FAQ

Window Cleaning Questions, Answered

Common questions about window cleaning across the San Antonio to Austin corridor. If yours is not here, call or text and ask.

Call (512) 905-8038

Can you remove hard water spots from my windows?
Most of the time, yes. We use a cleaning solution made for mineral deposits and give it time to break the spots down. Spots that have baked on for years can etch the glass, and etched panes may not come fully clear. We check the windows before we quote and tell you what we expect.
Do you clean the window screens as well?
Yes, screens come out and get washed with the windows. Pollen and dust pack into the mesh, so clean glass behind a dirty screen still looks hazy. The screens go back into the same openings they came from.
Can you reach the windows on a second story?
Yes. Two story glass is handled from the ground with professional equipment. Point out any windows that sit above a roofline or a steep slope. Those need a closer look before we price the job.
How much does window cleaning cost?
It depends on how many windows there are and how many stories the house has. The condition of the glass matters too, because heavy mineral spots take longer. Our services start at $299 and estimates are free. Financing is available on larger projects.
How often should the outside of my windows be washed?
Once or twice a year fits most homes in this area. Late spring is a good time, after the oak pollen season winds down. Houses where sprinklers hit the glass usually want it more often, since the spots keep coming back.
Do you clean windows for businesses?
Yes, we work on residential and commercial properties. Storefront, office and restaurant glass has its own page, window washing for businesses, and is usually set on a repeat schedule rather than a single visit. Call or text (512) 905-8038, or use the contact form to get on the schedule.
