Most backyard slabs carry more than one problem at once. The shaded side of a pool grows a thin green film you feel before you see it. Under a covered patio, black mildew builds where furniture blocks the air. Cobwebs and wasp nests collect in the ceiling corners.
Stains arrive from above and below. Live oak leaves, sap and acorns leave dark tannin blotches under the canopy. Sprinkler heads throw iron rich water and paint orange arcs across the concrete. Caliche and limestone dust settle into a gray film on top of it all.
Pool decks add a list of their own. Sunscreen and body oil build a dark ring where people sit at the edge. Splash out leaves chlorine or salt residue behind as it dries.
Pavers look tough, and the water that cleans them can still empty the joints. A hard spray pointed down into a joint lifts the sand out and carries it off. We keep the pressure low and hold a wide fan, so water sheets across the face of the pavers. The joint sand stays down and the pattern stays tight.
Flagstone, limestone and travertine are soft and porous. Hard pressure scars the face and opens the pores to more dirt. Those patios get a cleaning solution and dwell time first, then a low pressure rinse. Stone this soft is washed with a neutral solution rather than an acid cleaner.
Cool deck style spray-textured coatings need the lightest touch out back. The texture is a thin sprayed layer, and high pressure strips it or gets under a chip and peels it. When a coating is old or flaking, a soft wash cleans it with almost no pressure at all.
Algae on a wet pool deck is a slip hazard. The film is slick under bare feet, and splash water keeps it wet all afternoon. Most pool decks here do well with a wash in spring before the pool opens. Another in fall clears the sunscreen, grill grease and oak drop before winter.
