Cars drip oil and transmission fluid in the same stalls day after day. The drips soak into the concrete and spread into dark patches. We put a degreaser on them first and let it sit before the wash. Recent drips tend to come out, while deep-set stains lighten and may not disappear completely.
Gum ends up pressed flat into black spots near the doors and along the sidewalks. A pre-treatment goes on first, and then pressure lifts it off the concrete. Tire marks build up where cars turn into the drive lanes, and those get pre-treated as well.
Pale caliche dust works into the surface and dulls the whole lot. Under the live oaks, wet leaves stain the concrete brown with tannin, and sap spots the stalls below. A surface cleaner pass takes up the dust film, and the tannin gets its own pre-treatment first.
