Learn More Soft washing is a low pressure cleaning method. Instead of blasting a surface, we apply cleaning solutions and let them work. The solutions kill mold, mildew and algae at the root, then we rinse the surface with gentle water. It is how we clean siding and whole home exteriors and other surfaces that high pressure would damage.
Most exterior stains around San Antonio are alive. Green algae grows on shaded walls, and black streaks on shingles come from roof bacteria. High pressure knocks the color off for a while, then the growth comes back. Soft washing kills it, which is why we use the method for shingle roof cleaning too.

We start by wetting down the plants, grass and beds near the wall. Then we apply the cleaning solution at low pressure through a wide nozzle. The solution clings to the surface instead of running straight off.
The solution needs time to work. It sits on the surface for several minutes and breaks down the mold, mildew and algae. You often watch the green and black fade while it sits. Heavy growth gets a second pass.
Last comes a rinse at low pressure. Water carries the dead growth and dirt off the wall, and the landscaping gets rinsed again. The pressure stays low, so water stays on the outside of the siding. The whole wall comes out an even color.
The two methods clean different things. Pressure washing uses force, and it works well on hard flat surfaces like concrete. Soft washing uses cleaning solutions, and it works on the surfaces that force would damage.
Roofs are the clearest case. The trade group for asphalt shingle makers tells homeowners never to power wash a roof. High pressure strips off the granules that protect the shingle. That shortens the life of one of the priciest parts of the house.
Siding makers set limits too. Vinyl and painted surfaces can crack or streak under a hard spray, and water can get in behind a panel. Concrete is the other direction, so driveways, patios and sidewalks get pressure washing with a surface cleaner. That is a different job with different equipment.
Soft washing is the right call for most of a house. Stucco, fiber cement, vinyl, brick and painted wood all clean up at low pressure. Screens, soffits and eaves get the same treatment during a house wash. Shaded walls under live oaks pick up the most green.
Roofs are the other big one. Shingle, tile and metal all hold algae, moss and lichen in this climate. Moss and lichen also trap moisture against the roof surface. The solution kills the growth, then rain rinses the rest off over the following weeks.
Wood sits in the middle. Wood decks and privacy fences take a cleaning solution and a light rinse instead of a hard spray. Cedar and pine go soft with age, so the pressure has to come down.
